ABOUT BARBER TRACT

A tight-knit beach neighborhood at Windansea — surf culture, cottages, and an outsized sense of place.

Barber Tract — sometimes called Beach Barber Tract — is the small, character-rich neighborhood that wraps around Windansea Beach. It was subdivided in the early 1900s by Philip Barber, and the original street pattern and many of the original Craftsman and Spanish cottages remain. The neighborhood spans just a few blocks, but those few blocks include some of the most coveted addresses on the California coast.

Life here orbits around Windansea, the legendary surf break and beach immortalized in Tom Wolfe's writing and Southern California surf history. The famous palm-thatched surf shack sits on the sand at the foot of Nautilus Street. Streets are narrow, lots are tight by La Jolla standards, but the trade-off is a true beach-village atmosphere where neighbors know each other and many homes are still owned by long-time families.

Inventory is scarce by design — there are simply not many lots in Barber Tract. When homes do come to market, they range from updated original cottages to architect-designed contemporaries on the bluff with white-water views. Demand consistently outstrips supply.
