Girard Mixed-Use Project: A Vision for 7777 Girard Ave
At the December 12th meeting of the Development Permit Review (DPR), architect Mark Steele presented an exciting proposal to replace the existing two-story building at 7777 Girard Ave in La Jolla. The plan involves constructing a two-story mixed-use building with street-level commercial spaces and a second-floor residential rental component.
The project aims to revamp the intersection and streetscape, enhancing pedestrian traffic, safety, and aesthetics. Bump-outs on street corners will shorten distances, creating a more pedestrian-friendly environment.
Situated on a 21,000 square foot lot, the project's FAR will increase to 1.9 due to the addition of an affordable apartment. It will feature ground-floor retail with large street-facing doors bi-fold, providing an inviting atmosphere and open air quality.
Notably, the development includes 15 resdidential uits, mostly a mix of two bedrooms (1100 SF) and one bedrooms (850 SF). along with 21 public parking spaces underground. During construction, a nearby parking lot across the alley way will serve the developer for staging.

Andy Nelson of Willis Allen will lead the project on the brokerage side, delivering 15 residential units.
